Heads Up, Big Changes Coming!

Last week, the National Association of REALTORS® (NAR) reached a significant settlement that promises to reshape the landscape of real estate commissions. In response to lawsuits challenging the traditional commission model, NAR has agreed to a series of changes aimed at increasing transparency and fairness in the way real estate agents are compensated.

What does this mean for you?

  • The buyer's agent compensation will no longer be listed in the MLS. However, buyers and sellers will still be able to negotiate compensation for agent services.

  • A requirement for buyer’s agents to present a Buyer’s Representation Agreement before showing properties, ensuring their commission aligns with this agreement.

  • An allowance for sellers to cover the buyer’s agent fees, but such payments must be negotiated as part of the Residential Purchase Agreement (RPA), termed "negotiated Seller concessions."
